What happens when you skip this step
A couple from London signed the purchase papers on a masseria they had found through an agency. The agent had confirmed everything was "in order." Six months into the renovation, their architect discovered that a large extension built in the 1990s had never been permitted. The project froze. Legal costs and regularisation procedures added months of delays and a significant unplanned expense to a budget that had already been carefully planned.
One visit before signing would have changed everything.


01 — Planning and permit review. We access the municipal records directly, not what the agency says. We verify what permits exist, what was built without them, and what that means for you as the future owner.
02 — Heritage and landscape constraints. Many historic properties in Puglia fall under protection rules that limit what you can build, modify, or add. We identify them clearly and explain what they mean for your specific plans.
03 — Structural and condition assessment. A real walk-through with a trained eye. What needs immediate attention. What will become a problem. What is solid and can be worked with.
04 — Realistic renovation feasibility. Based on what you want to do with the property, we give you an honest first read on whether your plans are achievable — and at roughly what cost.
05 — A written report with a clear professional recommendation. Not maybes. Not "it's complicated." A document you can use to negotiate, to decide, or to walk away with confidence.
What this analysis gives you
Proceed The property is what it appears to be. The risks are manageable. You can move forward with confidence.
Proceed with caution There are issues but they are known, quantifiable, and can be factored into your decision and negotiation.
Do not proceed The risks are too significant. We tell you clearly, before you commit a single euro to a property that would cost you far more.
The three possible outcomes
€1,000 – €2,500 per property unit, depending on complexity. This includes the site visit, municipal records research, written report in English, and a follow-up call to discuss the findings.
